How do I pay rent?

·Wilgus Associates, Inc does not accept cash for rent payments. Rent can be mailed to our office (P.O. Box 309, Bethany Beach, DE 19930), dropped in one of our drop boxes located at both 1st floor foyer areas, or you can pay on-line on our rent portal.

What if someone on the lease needs to move out and/or a new person wants to move in during the lease?

A leaseholder can be removed from the lease as long as the landlord agrees to it and all other leaseholders agree in writing.

If a new person would like to move in, they would need to go through the application process and be approved before they can be added to the lease via a lease addendum.

What if I am buying a house or moving for a new job and I need to break my lease?

Per the Delaware Landlord Tenant Code, there are certain circumstances that would allow you to terminate the lease with 30 day written notice.  If you do not meet any of these circumstances, you would be responsible for the terms of the lease until a new tenant takes possession or your lease term ends, which ever happens first.   Please see Section VI. of the Summary of the Delaware Landlord Tenant Code for more information.

What if I have a maintenance issue?

You can report a maintenance issue to Wilgus Associates, Inc either on your tenant portal or by emailing our office  at machel@wilgusassociates.com.  Wilgus Associates, Inc will contact the owner’s requested vendor or our maintenance department to make the repair.

If you will not be home for the repair, the vendor can obtain a key from our office.

What is renters’ insurance, and do I need it?

Renters’ insurance is a policy that protects your personal belongings in case of theft, fire, or other types of damage. While your landlord’s insurance policy may cover damage to the building, it typically does not cover your personal belongings. While it is not required by law, many landlords require renters’ insurance as a condition of the lease.

Wilgus Associates, Inc does have an Insurance Department and can assist you with obtaining renter’s insurance.  You can email info@wilgusassociates.com to get more detailed information.

How do I get my security deposit back at the end of the lease?

You will receive your security deposit back as long as the property is returned in the same condition as it was when you took occupancy.  If there are damages that are not considered normal wear and tear or if there is any outstanding money due when you vacate, these amounts will be deducted from your security deposit.   Your security deposit will be processed within 20 days of lease termination. Please make sure you provide a forwarding address.
