Full Management Of The Rental

  • Management fee of 12% per month for Wilgus Associates, Inc. to manage your rental for the full term of the lease.  Multiple property discount of 10% per month.
  • Advertise your property on our website, the local paper and Zillow.
  • Personally show your property.
  • Screen tenants: verify credit, employment, rental history, also includes criminal background, evictions and sex offender.
  • Prepare and sign lease and other documentation.
  • Collect and hold security deposit(s) in escrow account.
  • Collect monthly rent & other monies due from tenant.
  • Direct deposit rent into owner’s bank account.
  • Maintain accurate records of rental income and expenditures for the property.
  • Provide owner IRS form 1099 at the end of each calendar year as required by law.
  • Arrange for and coordinate necessary property maintenance.
  • Inspect properties yearly, at end of lease or per owner’s request.
  • Renew lease contracts .
  • Procure tenants for vacancies as they occur.
  • Initiate legal proceedings as required to evict tenants and recover possession of property.
