Vacation Rental Policies

Reservations and Deposits

We begin accepting new reservations and previewing homes on November 1 for the following year. Partial Rentals (3 night minimum), available in some units . Ask your rental agent for details. Deposits equal 1/2 of the rent plus all taxes and fees, when applicable. Weekend reservations must be paid in full immediately. Taxable areas: Bethany Beach 7%; Fenwick Island 7.5%; South Bethany 8%., Ocean View 5%. Reservations made less than 30 days prior to arrival date must be paid in full at time of booking.

Final Payments

The balance of your agreement is due 30 days prior to check-in.


Check-in hours are from 3 p.m. to 5 p.m. Please plan your arrival accordingly. Keys are NOT available before 3 p.m. If you will be arriving after 5 p.m., your keys will be left in the foyer, which is unlocked, in an envelope with your name on it. To see our full list of check-in rules click here.


Check-out time is 10:00 a.m. Keys must be returned to our office at that time. Once keys are returned to our office the property may not be occupied or re-entered for any reason. A key drop box is provided outside our office door for early departures. Late check-outs will forfeit key/permit deposit of $75.00. We ask that you leave the premises in the same general condition as it was found. We do not expect you to undertake any heavy cleaning tasks. Please: Replace bed spreads after removing your linens, and return all furnishings to their original positions.  Dishes and cookware should be cleaned and put away, or in the dishwasher on the wash cycle. Trash should be collected, bagged and placed in the outdoor container. The refrigerator should be emptied of all food and free of spills. Counters, table tops and appliances should be wiped free of excess spills and smudges. Carpets and floors should be "broom clean" of excess debris, food and sand. Premises must be vacated with windows and doors locked and all keys returned to our office by 10 a.m. Cars and bikes must also be removed by 10 a.m. Property inspections will be made after check-out. There will be a charge if the above procedures are not followed. The cleaning company has until 8 p.m. to complete the cleaning of your unit. In the event you wish to have maid service during your stay, we will endeavor to make necessary arrangements (charges may apply). Any discrepancies with the unit must be reported the day of check-in. This includes cleaning discrepancies.

Trash pick-up

Trash collection days depend on the area where you are staying.

Air Conditioning

A/C units are designed for a 15 degree differential from outside temperatures to inside temperature after 24 hours of continuous operation. Maximum efficiency is 74 degrees. Please be sure the breaker is on and that all doors and windows are closed.


Please allow adequate time for the refrigerator to cool newly placed food and beverages. It takes approximately 24 hours to re-adjust itself. DO NOT adjust the settings. If refrigerator or freezer controls are set to high, no cold air goes into the refrigerator.


Grills are to be used in designated areas only. Grills are not allowed at some communities.


Occupancy is STRICTLY limited to the number shown on your agreement regardless of the amount of bedding. Each property described on our Internet site indicates the number of persons allowed at any time, including children.

Non-Smoking Homes

Please respect the wishes of owners and do not smoke in homes. All of our properties are non smoking. 


MOST homes are NOT pet friendly properties. Violation will result in eviction. There are a few pet friendly homes available with a refundable deposit and additional cleaning charge. Ask your agent for information.


Each rental property is privately owned and is furnished according to the owners' individual style. Basic equipment and furnishings for a comfortable vacation are provided. Items such as microwaves, TVs and DVDs, ice makers or hot tubs are provided in some but not all properties as a courtesy of the owner. Immediate repair in the event of breakdown is NOT guaranteed. GUESTS WILL NEED TO SUPPLY THEIR OWN linens, towels, beach equipment, and also toiletries, paper and soap products. Parking is limited. Ask your agent for the number of spaces available. Boat trailers, motor homes and campers are not allowed in most areas. Parking permits, where needed, are available for one car if the owner has supplied one.. Two keys are given with each rental property at check-in. Additional keys, if available, may be obtained at the agents' discretion. A $75 check for the key/permit deposit will be refunded only if ALL keys and permits are returned promptly at check-out time, which is 10 a.m. Refund checks are valid for 90 days. Bethany – Parking permits and meters are in effect May 15 to Sept 15th 10 a.m. until 11 p.m. on Garfield Parkway, Hollywood, Campbell & Central Avenue. 10 a.m. to 4 p.m. on all other streets. You will need a permit to park on the street but not in driveways or yards of the rental properties. Parking permit areas will be posted with blue permit signs. Not valid at meters.

Maintenance and Repairs

It is the rental guest's responsibility to report any needed maintenance or repair problems as soon as possible. Reasonable wear and tear are the responsibility of the property owner. However, if you do cause any damage in the property, you must report the problem and pay for repairs that exceed the limit of your Security Deposit Waiver.

Security Deposits

All Confirmation Agreements will be assessed a non-refundable Security Deposit Waiver in the amount of $50. This waiver will cover accidental damage up to $1000.

Swimming Pools and Tennis Courts

Most community pools are open from Memorial Day to Labor Day, though some open in mid-June. Pool hours are set at the discretion of the condominium or club management and are subject to change. There will be NO REBATES given for discretionary pool closings. Several communities do require a non-refundable user fee, which is in addition to your total rental fee.


In the event of a cancellation or transfer, you are responsible for the full amount of your original agreement. Only IF we are able to secure for that property a new agreement for the same time period and dollar amount will your monies be refunded (less a 15% penalty on total gross rent). All cancellations must be put in writing and received by our office prior to re-renting.

Travel Protection

Optional CSA Travel Protection is now available. Information is mailed to each guest with the confirmation agreement.

Other Noteable Information

1. Lifeguards are generally on duty from 9:30 to 5:30. Help keep the beach clean and free of trash.  Red flags indicate "No Swimming!" 2: WE WILL NOT BE RESPONSIBLE FOR RETRIEVING AND/OR RETURNING ARTICLES LEFT IN THE PROPERTIES.

State Beaches

Lifeguards on duty Memorial Day thru Labor Day 9 a.m. – 5 p.m. Fires are prohibited. Bathhouse facilities open 8 a.m. to sunset.

Daily Entrance Fees: DE State Residents / Out-of-State Inland Parks $4.00 /  $8.00. Ocean Parks $5.00 / $10.00 Annual Permit $35.00 / $75.00

Discount Books:
DE State Residents Inland Parks $20.00 for 6 daily passes. Out of State $20.00 for 3 daily passes. Ocean Parks $25.00 for 6 daily in State passes and $25.00 for 3 daily out of State passes.
